General Specifications

	Structure The structure will be of reinforced concrete according to the drawings, the Cyprus concrete code design and the Cyprus anti-earthquake design rules and regulations.
	Walls Internal walls will be constructed with high quality hollow clay blocks 10 x 20 x 30 cm. External walls will be 25 cm thick and will be constructed with blocks 10 x 25 x 30 cm.
	Plastering Internal surfaces will be rendered with a three coat cement based plaster and three coats of high quality emulsion paint. Externally, all surfaces will be also rendered with a three coat plaster. The final coat will be waterproof, reinforced with acrylic fibers. The external surfaces will be finished with three coats of acrylic Sandex paint and stabilizer. Special metallic angles will be installed to protect all internal plastered corners. Metallic expansion lath will be installed at all concrete and brick joints.
	Ceilings The ceilings will be of Fair Face concrete finish, with spatula and three coats of emulsion paint. Waterproof gypsum-board ceilings will be used in the kitchen and bathrooms according to plans.
	Floors The floors of all living-rooms, kitchens, corridors, bathrooms and verandahs will be covered with ceramic floor tiles, at the value of Euro 25/sq.m. All the bedroom floors will be covered with Ceramic tiles, at the value of Euro 25/sq.m. The internal staircases will be covered with marble. The parking area and drive-in will be covered with stamped concrete.
	Wall Cladings The bathroom walls will be covered with ceramic tiles at the value of Euro 22/sq.m. The walls between the kitchen units will be covered with ceramic tiles at the value of Euro 20sq.m.
	Sanitary Ware All sanitary ware will be of European standard and make, in white color from Home Art maximum budget 2000 Euro.
	Insulation All the understructure will be protected with bitumen brash applied insulation. Waterproofing membrane will be installed under the external walls and under the balcony’s finished floor.
	Doors and Windows The main entrance door will be of first quality pine -wood protected with 3 coats of quality wood paint. Internal doors will be semisolid flush doors, MDF with beech veneer on timber frame. All the verandahs’ doors will be of colored aluminum, sliding, double-glazing, on galvanized metal frame. The windows will be of colored aluminum, sliding and side opening (hinges on sides), double- glazing. External aluminium shutters will be installed in all bedrooms openings. Door handles will be of a value of Euro 20/pair.
	Kitchen Counters and Cupboards All Kitchens will be imported of Italian or Maple make with beech veneer doors, vinyl counter top and stainless steel sink from Ocriam Ltd max budget 4000 Euro.
	Cupboards The doors will be MDF with beech veneer and polyurethane varnish. Internal partitions will be of melamine finish with beech wood trimmings.
	Vanity Units The partitions will be of melamine finish and the doors of MDF lacquered with plastic paint. The counter- top will be of marble 20 mm thick, at the value of Euro 35/sq.m where applicable.
	Wooden Pergolas The wooden pergolas are constructed from first quality solid Swedish pine and protected with two coats of wood preservative, and three coats of external use varnish.
	Electrical Installation The installation will be done according to the drawings and the E.A.C. approval.
	Plumbing The installation will be done according to the drawings and approval of the Water Board Authority with double plastic pipes (pipe in pipe). Water pressurized system will be installed in all houses. A one ton plastic water reservoir tank will be installed.
	Electric Underfloor Heating Electric under floor heating system will be installed in all rooms with separate thermostats from Hydrotherm Ltd or central heating.
	Drainage The installation will be done according to the drawings. The pipes and fittings will be of PVC.
	Private Swimming Pool A private swimming pool of 4m x 8m, of the skimmer type will be constructed with concrete and internally covered with PVC liner. There will be installations for lighting, cleaning equipment.
	Solar Hot Water System All housing types will have solar hot water system.
	Air Condition Units Provisions for split units for all Bedrooms and living areas.
	BBQ One BBQ prefabricated will be installed with provision for a sink and water supply.
